COMMON QUESTIONS

Does Chérot have an HOA?

No. Chérot does not have a Homeowners Association, and there are no mandatory HOA fees. Residents can enjoy the community’s parks, trails, and green spaces without annual HOA dues registered to their title.

Can I change my exterior paint colour?

All exterior colour changes must be approved and comply with the Chérot Architectural Guidelines. Submit a request through the Rohit Communities team before making any changes.

When does my landscaping need to be complete?

Front and rear yard landscaping must be completed within 12 months of possession. Refer to the Homeowner Handbook and the Architectural Guidelines for your phase for the full requirements.

What type of fence am I allowed to install?

Fencing must meet Chérot’s approved specifications for material, height, and style. Refer to the Fence Details document on the Residents Portal for the full specifications.

Who do I contact for warranty issues?

Warranty claims are handled by your builder. Please contact your builder directly for any issues related to your home.

Are there rules about parking RVs or trailers?

Yes. RVs, trailers, boats, and similar vehicles must be parked or stored in an enclosed garage or within a six-foot-high fence and substantially concealed from public view. Street parking restrictions also apply under City of St. Albert bylaws and the Restrictive Covenant registered on title.

Can I add a deck or pergola to my backyard?

Decks and outdoor structures require City of St. Albert permits and must comply with Chérot’s Architectural Guidelines. Contact Rohit Communities before starting your project.

Where can I find the Architectural Guidelines?

The full Chérot Architectural Guidelines and Homeowner Handbook are available for download on the Residents Portal.

If I have questions about inspections, who do I contact?

Your builder is your contact for questions regarding landscaping deposits, inspection results, and refunds. Rohit Communities does not hold landscaping deposits from individual homeowners.

If I don’t meet the minimum landscaping requirements, what happens?

Failure to meet the minimum requirements outlined in the Architectural Guidelines will result in your landscaping deposit being forfeited.

The City of St. Albert has different landscaping requirements than the Architectural Guidelines. Which do I have to follow?

Your property must comply with both the City of St. Albert requirements and the Chérot Architectural Guidelines.

My neighbour’s landscaping doesn’t meet the minimum requirements and they received their landscaping deposit back. Why?

Requirements are applied as consistently and objectively as possible, with all elements considered against the minimum standards in the Landscaping Guidelines. Inspections conducted on properties other than your own will not be discussed.

What is a Vendor’s Lien Caveat and why is it on my land title?

A caveat is a registered document indicating that a party other than the registered owner has an interest in the land. It can affect the transfer or use of the property until the caveat is discharged.

Rohit Communities has a Vendor’s Lien Caveat registered on each lot in the subdivision. It remains in place until the home has met the required architectural and landscaping standards. This typically includes passing the architectural and landscaping inspections, as well as confirming that fencing has been completed and painted according to the Guidelines.

Once your home has passed the required inspections and your fence complies with the Guidelines, your lawyer can contact Rohit Communities’ administration department to request that the caveat be discharged.
